Code Consulting

RE&LS can provide review of applicable building and fire codes to determine specific client requirements or to confirm that existing systems meet code requirements. Our certified Code Enforcement Officers will provide insight into potential areas of concern.

Property Condition Assessments

A property condition assessment (PCA) is a comprehensive evaluation of the condition of a building or a property. It is typically performed by a professional engineer or qualified inspector who is trained to identify and document any physical deficiencies or defects in a property. A PCA typically includes a visual inspection of the property's exterior, interior and other components such as the roof, HVAC system, plumbing, and electrical systems. The assessment may also include a review of the property's history and documents, such as maintenance records, warranties, and permits.

The primary purpose of a property condition assessment is to identify any physical deficiencies or issues that could affect the safety, value, or performance of the property. This information is then used by the property owner, potential buyers, lenders, or investors to make informed decisions regarding purchase, sale, or management of a property.

Roof Condition Inspections

Roof condition inspections are assessments of the condition and performance of a building's roof to identify any problems or issues with the roof that may compromise its structural integrity, durability, or ability to protect the building from the elements. During a roof condition inspection, our trained inspector will visually inspect the roof, looking for signs of damage, wear and tear, leaks, and other issues. The inspection report will detail the condition of the roof and provide recommendations for any necessary repairs, maintenance, or replacements. It may also include an estimated timeline for any work that needs to be done, as well as cost estimates for the repairs or replacements.

MEP Systems Assessments

Mechanical, Electrical and Plumbing (MEP) systems are some of the most critical components of your building’s infrastructure. Whether you’re evaluating a property for a potential acquisition, or performing routine capital needs planning, MEP Systems Assessments provide the actionable intelligence you need to optimize and maintain your building’s performance. Property owners, investors and managers can avoid system down time and costly repairs down the road with the upfront data provided by a quality MEP Systems Assessment like those conducted by  our Professional Engineers and Building Health experts.
